Solar on a rented house: ownership and permission questions first

Start with the owner and electricity-account arrangement before requesting a rooftop layout. Permission, contract duration and programme eligibility are separate issues. A tenant should not authorise roof work solely because they pay the electricity bill.
Identify the parties
Record who owns the building, holds the electricity account, signs the installation contract and will own the equipment. Check the scheme that actually applies to the location. Sarawak Energy’s published NEM information, for example, expressly addresses owner consent for rented properties; it should not be copied as a universal national rule.
Discuss the end of the tenancy
Ask what happens when the tenant moves, the lease ends or the property is sold. Clarify removal, reinstatement, transfer and access costs with the relevant parties. These are contract questions, not assumptions an installer can settle through a forecast saving.
Do not submit private documents publicly
Obtain the required authorisation and confirm who may provide account or ownership records through an appropriate private channel. Keep early estimates conditional until permissions and official eligibility are checked. Seek suitable legal advice where rights or contract interpretation are uncertain.
Before you decide
- Confirm owner, account holder, contract signer and equipment owner.
- Check the actual regional programme and applicant requirements.
- Document access, end-of-tenancy and reinstatement arrangements.
- Keep identity, lease and account documents private.
Discuss your property with HOMI
Homi Solar Malaysia can help turn these questions into a clear property brief. Start with your location, electricity use and the decision you need to make. Keep bills, identity records and detailed customer information in an appropriate private channel, not public comments. An initial discussion is not engineering approval, an accepted quotation or a rebate decision. Ask for a dated written scope, the assumptions used, exclusions and the next responsible party. Recheck changing policy with the relevant authority before committing; do not treat a general article as a personalised design or a guaranteed outcome.

Frequently asked questions
Does paying the bill mean I can approve roof installation?
Not by itself. Property rights, permissions and programme requirements must also be checked.
Can a solar contract be longer than my lease?
Ask the relevant parties to resolve the mismatch before committing; this article does not interpret your lease.
Is one permission checklist valid across Malaysia?
No. Location, ownership, utility and scheme can change the requirements.
