Condominium and strata solar: resolve roof rights before sizing

HOMI Solar Malaysia: Condominium and strata solar: resolve roof rights before sizing (illustrative project photograph)

A roof visible from your unit is not automatically available for your own installation. For a managed or strata property, clarify control of the roof, applicable permissions and electricity-account structure first. This is a planning checklist, not a legal determination of common-property rights.

Map the intended benefit

Distinguish a system serving common facilities from one proposed for an individual account. Identify who signs, pays, operates and receives the benefit. A sub-meter arrangement should be disclosed early because the official programme route cannot be assumed from a resident’s monthly statement.

Get a permission pathway

Ask management and the relevant owner body which documents and decisions are needed, and who may authorise a survey. Record access, roof warranty, drainage, fire or emergency access and maintenance responsibilities as questions for competent reviewers. Do not describe a preliminary conversation as formal approval.

Separate feasibility from consent

An attractive generation forecast does not settle roof rights or utility acceptance. Obtain the actual scheme and connection assessment, then clarify operating costs and allocation of benefits. If rights, voting or contract terms are disputed, use appropriate legal or management advice rather than an installer’s informal opinion.

Before you decide

  • Identify roof control and the authorised decision-maker.
  • Clarify common-facility versus individual-account objectives.
  • Disclose sub-meter or shared-supply arrangements.
  • Record approval, access, maintenance and benefit-allocation questions.

Discuss your property with HOMI

Homi Solar Malaysia can help turn these questions into a clear property brief. Start with your location, electricity use and the decision you need to make. Keep bills, identity records and detailed customer information in an appropriate private channel, not public comments. An initial discussion is not engineering approval, an accepted quotation or a rebate decision. Ask for a dated written scope, the assumptions used, exclusions and the next responsible party. Recheck changing policy with the relevant authority before committing; do not treat a general article as a personalised design or a guaranteed outcome.

Does a feasibility study grant installation permission?

No. Technical feasibility and permission are different gates.

Is Solar ATAP automatically available to every apartment?

No. Applicant, account, supply and current programme rules require individual checking.
